To be honest I never really look at the cap rate.  

So far everyone has appreciated my honesty ad forthrightness8-12% is pretty standard here in Portland from what I've seen with 12% being the owner with one SFR and 8% being condos and multiple units under contract.

We appreciate honesty and looking to gain knowledge here. 

I can find everything effectively, but in all honesty, it’s an area where I feel I have some room for improvement with what system is utilized and my awareness and knowledge of those other systems. 

To be honest, I would stick with 1-4 units until rates go down more. 

I have assigned contracts and to be honest I don’t really like the whole wholesaling side of it.

Becky Layton-Harmon (my selling agent) was simply amazing, the honesty and transparency was exactly what I wanted/needed.

I’m not against paying people for their time especially in a field like law where it a lot to learn I just think their needs to be honesty and not charging people before they know the price list.

In all honesty, if I had any reason to believe my actions were wrong, you think I’d be posting a question like this for all to see?
