Sometimes I float verbal offers just to make sure it will be worth writing up an actual offer, but I would never consider a verbal agreement anything more than an opening up of negotiations.

That covers subfloor, finish floor, drywall, insulation, kitchen cabinets, the whole bathroom, plumbing, water heater, interior paint, exterior sheathing, siding repair, and a back deck to replace the one that floated away.
