I'm planning on doing a few smaller deals over the next 18 months just to gain more experience and facilitate this transition.That's why it's great to read about your experience and realize I will never know everything, just need to make sure we avoid colossal mistakes!

In our case it was a property worth about $600k, and I think we paid $650k, and they paid the realtor (Me) to facilitate the deal.

That search modifier would help in the forums as well, facilitating a more rapid exchange of information among licensees governed by the same state laws.

This is an example of how these arrangements can and do work....My partner and I are working with several out of area investors to facilitate REI in the DFW area.  

I was luckily involved in a seller financing deal about 3 years ago and simply put, you just facilitate everything as normal (negotiate price and terms of the purchase and then negotiate rates and terms of the loan) but instead of having ABC Bank fund at the closing, you are holding the note.

You would be better served to analyze which strategy of investing fits your needs and goals (i.e. passive, or active, residential or commercial, local or out of state, etc.) and then find the right team and/or partners to facilitate your goals. - Just my opinion.
