If she didn't have a guilty conscious she would have signed the lease and been done with it...Being as I still do not have a signed lease, my question is -- if by the end of the month I still do not have the signed lease, according to her previous lease, her contract will go month-to-month and either tenant or landlord can give a 30-day notice to vacate.

They are very safety conscious, but understand that the majority of 1-6 family housing stock is over 100 years old.

Just be sure to be security conscious. 

Since it is "AS IS", am I required to give the buyer time for inspections, including physical and environmental, documentation of the property and title?

I have never dealt with any, however; have heard others that have and it seems the biggest concern these days is what environmental liability there is or could be.

Everything from zoning to environmental studies to utilities to soil tests to water management to permitting, etc.

There are environmental issues in every state about the concentration of these systems.
