Zillow is still showing Marco Island increasing but I'm seeing houses for the first time dropping for $200k+, so the market is definitely shifting and dramatically lower than last year already.  

A property I had seen and really wanted posted at dramatic price reduction at 2:15am (I happened to be up...as I usually am) I prepared a full price offer, copy of earnest money check, letter of approval) and emailed my package to the seller's agent.

I do think the Midwest is steady and reliable and doesn't see the big price swings like the Bay Area (homes going 50% down in value during the 2008 recession and increasing dramatically in the last several years)With $190k, you could buy a few SFHs in the Midwest.

Invest from a position of strength and you will dramatically increase your odds of succeeding. 

Erin is correct, the insurance rates have dramatically risen in all of Florida.

The increased returns are dramatic.  

Even the outlying areas have dramatically increased in price.

Many expect many Fl markets to experience a dramatic correction in the later part of of 2023 (20-30%) base on Income vs price and new house construction about to be completed, I believe the flood of new construction. 

Generally speaking, a 30 year old investor (higher level of risk for growth) has dramatically different goals and level of risk compared to a 70 year old investor (lower level of risk for asset protection and cash flow). 

Now that prices have dramatically increased and mortgage rates have ticked up, those easy decisions are gone.
