The home is on a private road, 5 min from UNH, very good curb appeal, nice yard and has nice contractor grade quality appliances, windows, and flooring.

Choosing the right colors is imperative as it affects curb appeal (the first thing a buyer sees when driving up) and the interior feel of the home.

I want to budget 5-8k on renovating. what are some cost effective things I can do to dramatically help the curb appeal on this property?

One is like an inline flat front store with glass front, The larger one has more curb appeal, its not an anchor but it just has columns on entrance and you just looks nicer.... should i even be thinking about that?

If the sewage leaks into the street (and there are curbs and gutters) the EPA will get involved and it will be $10K per day fine.

Depending on the county and location in that county , a development can take 2 to 10 years and cost lots of $$$$$$ . feasability studies , land costs , engineering , clearing , permits , water, sewer , curb and gutter , roads , then dealing with neighbors protesting , lack of school seats , impact fees, You need to have deep pockets before you get bigger pockets.I came across a 4 acre property in a high dollar area where you could build 9 more houses in the community.  

Plus, the vaccine is getting rolled out which will curb the spread tremendously.

We brought in a bulldozer and Bobcat with a jackhammer and we removes the swimming pool, all the concrete in the courtyard to the street curb.

Many will say to toss them to the curb without a second thought as they don't mind getting new tenants in there.
