Depending on the county and location in that county , a development can take 2 to 10 years and cost lots of $$$$$$ . feasability studies , land costs , engineering , clearing , permits , water, sewer , curb and gutter , roads , then dealing with neighbors protesting , lack of school seats , impact fees, You need to have deep pockets before you get bigger pockets.I came across a 4 acre property in a high dollar area where you could build 9 more houses in the community.
