Occasionally you'll find a company who will accrue interest to the end, although I think it's rate.You'll also find that most HML terms are much shorter than 3 years.You might get some more specific answers if you post where you are.

I currently rent at $1,500/month which leaves me no room to accrue for any expenses unless I refinance, but it's not worth it.
