Or maybe there is a tenant so it can't be shown easily, and when they listed it and got the initial pop of attention it was occupied so couldn't get maximum eyes on it... then the tenant 3 weeks into the listing has given a move out date, though sellers agent didn't' manage it right and the momentum is gone, so now you sweep in 5 weeks later and grab it with no other offers competing.

From there, I would venture to say that if they have been in the unit nearly 10 years, odds are it is very outdated and in need of updating, possibly including plumbing and electrical depending on actual age.
