I really appreciate the insight and it will only help with future deals.To respond to some of your pointsI calculated my taxes myself using the rates from my area as per the cook county assessors office and it came out to be $300 higher($25 a month) than what the current owner pays so it wasn't far off.How much do you budget on average for move out costs?

So I go to the grocery store buy chicken breasts cook it myself and I feel no less happier cooking myself and I know the old woman was right $3.00 and $2.00 for this and that is really outrageous.
