More specifically around and before Christmas time last year. 

For example the only time I have not been able to rent the unit right away was over the christmas holiday and my tenant kept paying rent even tho he didnt live there.  

If you want to buy a losing asset like a car or a negatively cash flow trophy home, go buy some cash flowing properties first to pay for it. :)

My goal and first RE investment is to purchase a long-term multi-family unit by Christmas. 

I'm a landlord, so a different angle, but we discount the rent at Christmas (I think $50) - also  discount $25 if they pay on or before the 1st of each month.  

People change their deductions all the time, especially around Christmas, etc.  

I had a property on the market for a month and a half last year with no offers during slow season (Thanksgiving-Christmas) and all of the sudden I got two offers and asked for highest and best and it sold for over asking despite the time on the market.

My father in law gifts I for Christmas every year so I have to wait until at least February before I bought my current duplex.

With a purchase I made in Christmas, I doubled it yesterday, I view it as accelerated penny stocks.
