No offense intended.If you're going to become a serious investor, you need to know how to make money work for you.

The value properties in commercial like this are a few million to start instead of the 30k houses.If national median income is about 54,000 and I can find an area with income over 80,000, low unemployment, high population growth, low crime with most offenses being non-violent in nature, and a strong county or city base with a strong economic planning department then my odds are good.

Personally I find a lot of guru promotion offensive however there are a few guys worth their weight.  

You indicated earlier that these actions were criminal offenses.

Relative to the value you're either buying at "loan to cost," LTC or 100% of project up to 65-70% ARV -after repair/improvement value which some HML's will do if you have you a proven track record or have front line experience.Conventional financing is a bit different and you can get up to 105% combined loan to value sometimes with community assisted second's and other bond/state programs but with private/HML it varies.

The front line loan officer may have no idea about this subject.

I do not have reputable contractors in the Miami area and, no offense, I don't know of a lot of successful flippers/developers that will give up the names of their GCs.

No offense to anyone on this site, but I don't understand how the football game mentality has become so strong in what should be a serious business of calculating expenses and risks. 

As Buffet said about being the patsy in a poker game if you can't figure out who it is in some 30min... the trick is making sure you aren't the patsy in real estate either.Sorry if my tone is offensive, just not sure how else to get my point across.
