At end of the day the houses are your responsibility and you need a way for your tenants to get ahold of you.The way I look at it is that it makes life easier for me not to have an extra email or vmail I have to monitor.   

It ranked 245th out of 381 cities monitored for appreciation rates last quarter. (381 being the worst!)

No one monitors them .. no associations.. no peer presure to do the right thing  actually the opposite.some of the tidbits I see from wholesalers offer this kind of advice.1.

Monitoring - I have a camera doorbell, driveway camera with floodlight, and one camera down each side of the house where I can see the AC units, pool pump equipment, meters and trash cans.

I am looking to pick up some noise monitoring devices for my 3 STR's.

The bank assured me it was safe, and since I can monitor it online at any time, I'm giving it a shot.

,In general, as long as the payments are being made consistently, lenders won't go to the expense of monitoring title, though some do.

Does the scope of your engagement include tax preparation, tax planning, investment advisory services, accounting services, preparing a financial plan and monitoring it periodically, etc? 

So we all know we should be separating money out for things like Vacancy/Maintenance/CapX/PM but I've never heard anyone discuss what system they use for monitoring their funds.What do you do??
