They'll drive their fancy car payment to their hair and nail appt at the mall after stopping at Starbucks and think nothing of it.  

If someone said they were 100% successful, you would know they were either full of it or hadn't been in business long enough to grow hair.  

Information about the land and building is that the building sits on 1.3 acres and the building is 11,080 sqft. three of the four businesses in there have been there forever and the fourth is a hair salon that just started.

I will comb that over and see what I can make of it and circle back with my agent.

I am actually about to close on my first SFR buy and hold deal in that area and did so by just combing the MLS with a realtor/ looking on Zillow.

I have also been combing those sites for rentals to find owners with vacancies hoping they are over leveraged and would sell. 

Also i would recommend Mark Whitten " Flipping Houses Like Your Hairs On Fire " Book if your interested in learning more about wholesaling.

Look for what really blows you hair back.

My guys that do the deals with all the hair.. they also negotiate substantial discounts on this stuff. rare is it that they pay face value.
