I 1000% agree..So I floated this out there.as a back ground I started my career selling land in Northern CA at 18 years old... and these were cheap lots and some lower priced acreages..

I have gotten first time investors into deals that only had them float 25k over 4 months including all costs. 

Just be careful of those who are the names floating around out there as they are very expensive and often overkill.

We looked at the property and decided against it. 1) There was evidence of extensive rot behind the wood siding2) The pool equipment was clearly not functional (pieces missing) 3) Interior reeked of pot4) Floating laminate floor was face nailed and screwed down with deck nails (assuming it was installed under the influence) 5) High power lines bordered the back property line6) A three building, 4 unit complex came on the market at less than twice the price of this house.

Do you want to float meetings to various areas, or keep in one city?

In other words, there is a good chance your expenses are too high or your revenue is too low.I can say for certain you interest rate is too low unless you are taking a floating rate and are not required to purchase a rate cap. 

Assuming it follows that path, once the major outbreaks are contained, they are likely to develop a vaccine and it will become just another bug floating around.I am not an infectious desease expert that is for sure.

Making it a loan condition is predatory.I seriously doubt you'll find any compliant CFD floating around today.

Your proposed pricing plan assumes numbers that are fairly flat and interest rates, acquisition costs, taxes and every other expense is dynamic and floats over time.With your W2 income level you will be challenged by bank lenders because of your debt to income ratio yet that’s where you will find your best rates.

Few ideas floating like order and sending filters at the property, automated email reminder. gift card or some way to reward them (bottle of wine or something) after few months say 6-8 months....After all it is in my interest to keep the property in good shape.
