The front entrance is always the most important part of curb appeal.  

Sort of separate entrances as you must enter into the property and then there are two doors going either way once you are in.  

We also defined wear and tear to carpet or flooring as high traffic areas would have more wear than others, such as hallways, entrances, and wear door open/close.

move for an ACCELERATED EVICTION(i'm currently considering pursuing an accelerated eviction due to 'marijuana smell' at the entrance of my duplex residence!)

Or where does it sit on the land, if you have funds you could add to the front of the house. making a new entrance, living room or such.

When I see a recessed door like that, I would try and paint it a light, bright, color, to accentuate the entrance and make it more welcoming.  

In order for a tenant to be billed separately for electricity consumption, our only recourse to ensure their unit is on a separate entrance from the utility.Fortunately, separating electricity to units is usually fairly simple and cost effective.Similarly, we learned the hard way the sub-metering water can also be a grey area - not forbidden, but without regulatory standing.  

The unit is right next to the entrance, so I don't see it as being a high risk for complaints. 

So basically separate entrance to the basement apartment.

I bought a house in January and turned it into a 6 bedroom home (3 up with kitchen, 3 down with kitchen ,separate entrances).Idea was to have a student rental and I already have the 3 upstairs rooms leased as of May 1st.
