You have no lease with the woman so there is not really anything to say to her (unless you wait till the end of June in which case she is your problem).

We rented to a woman and her family/in law members for 2 weeks, a total of about $6k.

The only real bad issue with a tenant on this is with this one woman.

It's just sad, so when someone who knows nothing about how to search title wants to bid at the auction without any clue what they are doing, or wants to blindly trust someone else with their title work, I still keep in the same spirit as I did with that poor woman at the auction.

A woman with great history could be dating a guy with a felony conviction, no credit score, and bad Landlord references.

It sounds like this woman needs help - you could consider calling the authorities, but not sure you want to get in too deep into this situation. 

The fourth, a woman, I think would be very good, but the fifth is Ann, and I don't think Mary has the experience, energy, or drive that Ann has.

The disturbance lead to one of the tenants actually going to jail for the night (the woman).
