One more thought; in my last deal negotiations I was bidding against 3 other cash buyers, my max price was 75k, but I ended up accepting the sellers counter for 80k just to beat out the other buyers, then I did a moisture inspection, found some water damage and was able to get a 10k repair estimate which I used to get the sellers to give me a 5k price reduction to 75k (I already knew there was moisture, and was already planning the rehab anyway so this was really just a bluff to get a price reduction) .

If it had been an older stand of lumber quality trees the harvester would have paid for the wood and done it all at once because of the value.If they're another type of tree they may have value as landscaping trees(Oak, Holly, Birch, Sycamore, Sweet Gum) and you might be able to get a nursery out to dig them all for sale as landscaping trees.That may be something that to consider as well is find a nursery that would like to lease the property for a tree farm.

BEST neighborhood for Rentals and I have an awesome deal for a buy-and-hold investor IN Avery Park right now.Other good spots are Quail Valley/Oak Creek, Alves Lane, Caprock, Wendover Farms, all Comal ISD.

If the tenant pushes back and claims they will move, then at that point, the owner and manager can decide what to do, call the bluff or waive the increase.

. - Cabinets & quartz counters were from Pius in seattle; they have good pricing, a good showroom and are fairly quick to turn around- cabinets are the 'grey shaker' for the kitchen, 36 inches tall was the right size for our 94 inch ceilings to give us cabinets that go all the way to the ceiling; and 'white shaker' for the bathroom vanity; same counter on both- floors are laminate from costco; "harmonics camden oak"; I they're 8mm thick, 6 inch wide and 48 inch long and have a pre-attached pad; great texture on the surface and solid quality feel; would definitely buy again- kitchen backsplash was from home depot online (couldnt find subway I liked both the look and price of in store) called "jeffrey court classic brick" in 2inch x 4inch size for $2.89/ft- appliances were the entry level samsung stainless, with a counter dept fridge- cabinet handles and faucet were from amazon; cabinet handles are brand "Probrico" in the 5 inch size.

Got a 8 place oak dining and buffet for $100.

Most decent 3/4" engineered flooring systems will end up costing more than a typical 3/4" grade 2 oak floor finished in place.
