I love a couple of my friends to DEATH - they got on his bandwagon and I'm glad they did absolutely - We all went on a road trip to a friends wedding last fall (19 hrs driving one way) -- we listened to a lot of Ramsey podcasts on the way. 

It would be a great way to market these properties nationally and allow investors better access in this venue.

That doesn't mean it's a bad venue, it just means you need to separate out the chaff, which isn't that hard to do.Congrats on your duplex, by the way!

Stop by on a Wed or Thurs and the guy that teaches the class even wrote a book he'll give you for free detailing the whole process with charts, graphs and actual conservative examples of how practical this strategy is.

As well there are alot of church preachy sermons and a a good part of one class with her son bragging about his expensive cars, flying in a copter to a cliff to propose to his wife, photo's of their wedding, their child, son pumping his wife's artwork, etc.
