I have had electric baseboard installed and that seems to have resolved the issue.That code is that he referenced I think is here: https://codes.iccsafe.org/s/IB...The fact that the tenants can do things that cause the temp to drop is the part where the the property manager will grow grey hairs because the tenants can cause serious harm to the manager here.

Yes, it informs about a few categories of the neighborhood, but like @DavidFawcett said, they are just numbers and numbers can be manipulated, and ultimately just ends up being your own opinion anyway.Your responses certainly prove that some shift is happening there in Stockton, but I would ask whether the article was written with the investor in mind, or the growing family?

This calculation can take that expected growth and growth in cash flows combined into one metric to look at the investment.Personally, I don't really look at IRR because it is a highly manipulated metric.

an underground heat exchanger (constant temp underground) would be way too expensive to build and not even advisable in Astoria. gas is a much cheaper alternative to electric here in NYC.

LOL.Kidding aside, both you and Andrew have just given great examples of how cap rates are misunderstood/misused and subject to manipulation to say anything you want.Andrew, in one of my posts in the past I mentioned about a turnkey company (not naming names) who advertised rental houses right here in Dallas (where I live) with 8+ CAP but the comps were LOWER (this is not a fictional example either).
