I would try and look at the whole picture in your applications and not just two data points.I am guessing some with the 650 score and income 3 times rent  (depending on how you figure it) could be within striking distance of buying some lower end condos or even starter homes in the area. 

I do not want to naively throw money away; however, Ken strikes me as being exactly who he portrays himself to be.

My state requires new agents to work under experience agents for 2 years before striking out on their own. 

My question i guess is, the bank paid to winterize the home over the winter (albeit not a great job) i would like to get to them and strike a deal before they list with an REO.

My employed friends say I could never do what you do, not knowing when money is coming in or afraid of disaster striking.

There are a lot of choices of markets, but Alaska strikes me as an expensive one, where you might have the same issues for price barriers as you do in Seattle.

How are you pricing the strike price?  

Send out a mailer to these group of homeowner and if they are interested and motivated then they will call you.If they want to strike a deal, be sure to be prepared.
