Like Jon S says, most BRRRers don't pound hammers, they hire out.

Who gets hammered are brokers.

Either way, it's not easy dealing with elderly situations and if she passes within 3 years usually, her heirs can come back an hammer you if things blow up.

Recently I've only had time to swing a hammer but I've known for a while that I needed to reach out for help.I'm very thankful for my military service and the opportunities given through VA loans.  

In projects that require a whole bunch of jack hammering and noise, we normally give the neighbors a gift card or a bottle of wine to thank them for putting up with the noise.

Despite numerous other incidents like almost losing an eye to a flying hammer, nearly losing a member of our trusty team to a fall off the second story while attempting to hand lift a 20 foot steel I-beam, and failing relations with my partner over the next year, we finally got the place dried in.  

The fed has absolutely hammered interest rates...and it has done nothing to unemployment. 

We did this as we hammered away at the terms for seller financed.I am referred to as a "mom & pop" or hobbyist by the "professionals."

You will be well past the holidays and into the next year before listing.All I would say plan accordingly, if you see a one week break in weather it might be time to knock out some exterior work and move inside if possible when rain/snow is hammering down.

Plenty of time later in life to go swing a hammer.
