As for me, if I were in your shoes, I'd prioritize conventional loans for my primary residence, plan to refinance once rates become more favorable, utilize a hybrid STR/house hacking approach for cash flow, and leverage a DSCR loan for future investment properties after building reserves and a network of investors.

You might want to consider using industry software (of which there many good suppliers) to somewhat automise the flow of information, reporting, team collaboration and project management.
