In my personal portfolio I've repositioned 6 NPLs and the borrowers are still paying after 2-3 years, mainly because I've had them pay $10K or more towards their arrearages as part of the loan mod process, so with that amount of skin in the game, the likelihood of redefault is lowered.

Everyone just needs to read and watch BP pod cast and go out there and do your deals.

Its a hit on BP I give out 4 ot 5 an hour and that's because the mods moved it to the market place even though I am not selling it just giving it away... :)

My mother was a Mod for another board, and when I logged in with her account, the IP address showed up under the posters name whenever they posted.

So if I have the attorney draft a Loan Modification Agreement, do I need to file that document with the county (does it behave like a reconveyance where the old terms are absolved in place of the new terms).Or is the loan mod just a document maintained between the two parties and the old deed of trust remains unchanged?

@Shiloh Lundahl  well you got what your after the mods let you do a total free advertisement on your model.. congrats.. glad to help :)  still risky still not something an experienced note investor would remotely consider.. best done with your inner close circle of people that as I said know like and trust you.
