The California Department of Real Estate is taking action against eXp Realty and it's long overdue if you ask me.

With that being said any purchases of properties that require permits for renovations right now will probably have to wait a while as no one at SDCI is working right now due to covid19.. not to mention permit wait times can be very lengthy due to so much building activity in the past few years.

@Russell Brazil  Right now, we're at $209k but it's been overdue for another drop, thinking about dropping to 199k but I wanted the Forum's advice for after.

If you increase volume forecasts and cant reach the volume goals then the only way to meet goals is through increasing prices, which leads to price inflation, which leads to...Personally, while many people will disagree with me, I believe the monetary tightening and increased interest rates is over due. 

My insurance and mortgage lender wrote a lengthy letter to them that they will not allow me to purchase the home.
