I took her to court and obtain a judgment .Any suggestions how to collect on a judgement and also report her to credit bureaus.It looks like credit bureaus and collectors deal primarily with businesses.

This is the fun of being a good property manager...my job is to get CASH for the owner, not get personal or insulted by the tenant.Specific example from Monday of this week...tenant owes my client $2k and actually didn't show up in court for the eviction so they now have a full judgement against them and they are being kicked out.

The way I did it, however, was to flip to the Schedule E and take the Net (line 26 on the 2022 version of the Schedule E...all line numbers I'll quote here are from 2022...they might be different in different years), then I would add back in Line 12 (Mortgage Interest), Line 18 (Depreciation), and if they took Amortization Expense or some other extraordinary expense (lender judgement) then I would add that back in as well to get the income.

I also explained that since he had well above average income that state law would allow me to garnish his wages to recoup the back rent and that he would additionally end up paying court costs and 6% interest (allowed by state law) on the judgement amount.

If you can legitimately get a judgement and for a reasonable legal expense then go that route or at least consider that as an option.
