If your cash flow is higher on a C-level property but you have to deal with drama constantly, is it really worth high stress for a few hundred bucks a month in cash flow?  

That " everything  else" category   will be used up even faster with higher prices  and MY expenses  have jumped drama as well.

That license fee spread out over multiple properties isn't so harsh. 

I can’t really argue in a logic way with people who want drama..

Harsh weather environments go into their risk assessment model.It can be true that more mom and pop tenants even if they pay on the lease for everything can have a shock to their business with large increases.

If you feel they're being too harsh, think about their intent.

You can sue him, but he's likely to have a judge not be so harsh on him if he's on SSI to begin with, especially if he has a good story about the other guy being mean and wouldn't leave.  

And your list of screening criteria comes across as pretty harsh.

I got a brand new fridge & stove last thanksgiving at dirt cheap prices we couldn't pass up, with no storage, we stored it outside with a few tarps... to my dismay-- they survived.. 3 snow storms, i was really nervous.. worried we threw away $$... but after 3 snow storms and a very harsh, cold winter. 6 months later... they survived... which makes me your fridge was just on it's last leg!
