We had (apparently soft) hardwoods throughout the first floor and a more stable hardwood on the second floor.

Tenants have my phone number; I respond to trivial handyman things myself, like my ceiling fan cord broke, blinds replacement, patching holes after plumbers, lighting pilot lights when the weather turns, keeping common areas clean, and all the rehab and turnovers 100% me (flooring, painting, tile, refinishing hardwood, installing new kitchens, toilets, lighting, outlets, everything).

That said, it's relatively rare to have this but it's a huge bonus.Other than those things, refinished hardwood floors, upstairs bath is original and has a lot of character, new interior AND exterior paint, new roof.Happy to share the listing with you if you want to see photos.

The current floors in the kitchen and bath are tile in good shape and hardwood in hallway and living room.  

Pros for old houses: stronger dimensional lumber; old growth hardwood flooring; usually some updates; often in gentrified/gentrifying areas.

Typical construction of south city is brick about 3 layer deep with hard wood floors these house were built to last.
