The reason to think that the US west coast isn't affected by real estate like the rest of the country is because the cities of the west coast are self-sustained to a higher degree than other cities, with truly global economies, and global real estate investment money.

I'm not putting a huge emphasis on commission split as I'm ok with 'paying' for the training and support that comes with a franchise brokerage, I know I won't have a clue what to do if I just hang my license with a transaction brokerage void of any training..
