They run out of cash and they can't take care of their rental properties.If you have no cash, goal #1 is to get the cash.Wholesale, or fix-n-flip houses...or even being a real estate agent first so that you can sell houses to supplement your income and accumulate cash...or just (and combine it with) save money by being wise in spending it.In parallel to accumulating cash, you can accumulate knowledge and network so you can find the right people who can help you accomplish your goals.These 3 things are what I did when I lost everything back in 2002-2003.

And more houses would come more quickly after that if I continued to work (as I'd be supplementing my w2 income quite a bit at this point).However, at 50k, these houses will be "cash cows", and probably attract a certain kind of tenant which may not be easy to manage.

Supplemental health insurance here can be difficult for small companies and owner operators ... but there are often professional associations (such as those for consultants and realtors) which collectively purchase insurance for their members.With one of my previous companies we had a sales office in Raleigh, NC ... health insurance in your country was a serious burden for a small company.
