I cannot obtain variances since the issues were self imposed by the previous owners.If I demo the additions, it would bring the home back to a 2/1 which is highly undesirable in this neighborhood.

Now we're more equipped to do our own demos.

That is a mental block I need to get past, my inclination is to demo the whole house and build a pristine new home, but of course that is a lot lower return than rehabbing a property to the point of just "good enough" and moving on.

One female GC (I am female but find it somewhat rare) wanted to charge me 50k labor only for demo-ing about 800 sq ft and then after the remediator comes in to clean, and seal back up the walls AND I have to pay for the materials and dumpster!

I know some landlords/property managers have trucks so they can haul furniture, renovation supplies, and tools for demo/remodel etc. what’s the best Truck/Van for this?

Need for remaining house demo: roof, walls, mechanicals.

I'm looking for a recommendation for demo and garbage removal for a flip I'm going to be starting in a few weeks.
