I have some land over on Camp Creek that I need rezone in order to build Tiny Homes.

I can see this being around camp grounds but other than that it would have to be a rural area and then might have some issues for people with transportation if they are renting/buying due to the price of the homes. 

They are usually trying to sell you something.Secondly, im not in the leverage all you can camp like all the others.

Given your current portfolio it sounds like you may be leaning toward some cashflow plays next.Most folks in this camp are looking toward Ohio and Michigan it seems.

I am also in the camp that would not do a 4 year lease.

Does anyone have any good resources they can share for how to value undeveloped land for camping or recreational use?

The area is geographically constrained on west by the Pacific Ocean, on south by Mexico, on north by Camp Pendleton base, and east quickly gets harsh.  

I am in the camp of the current housing situation is locale with some national issues effecting a small percent in housing.Here in KC metro S.F.H is still red hot in the A and B areas bidding war still the norm my nephew just bought a house over bid it then throw out inspections, the other contender was all cash but wanted inspections to be a factor.So, he put down a container money and did inspections if he found a bomb was going to eat the money and walk that is where we are at right now still to get a decent house .I am of the thought S.F.H are the money easier to unload easy to rent STILL.

Further--no need to attend groups that charge a lot of money to attend nor pay huge sums to go to weekend boot camps.

I think the idea that a beginner should start by wholesaling is a myth spread by gurus who sell expensive wholesaling courses, boot camps and mentorships.
