Also, for an STR I'd expect your utility costs to be higher than average because renters won't be as energy conscious as someone who had to pay the bill so maybe pad those numbers a little.

Plus apartments.com, Zillow, hot pads, etc all syndicate their listings from har so you’ll get those too and most management software will syndicate your listings to sites. we get leads from sites I’ve never heard of much less have an account onI’ve posted on FB marketplace but maybe I’m doing something wrong.

@Mike Haikin I've never seen septic failure insurance, but that doesn't mean it doesn't exist.Preventive care is the best policy.In addition tanks should be pumped every 3 to 5 years and examined for damage.Nothing except toilet paper down the toilet.No paper towelsNo baby wipesNo tapons, pads or other productsNo garbage disposalNo gasoline, paint, thinner, or any petroleum product.No riceNo coffee groundsNo food scrapesNo drugsNo household cleanersNo condoms (There's a story about somebody having their septic pumped.

Only a handful of new projects are in and is typically from General Contractors that are doing their very first MFH development.In summary I see big players pumping the brakes hard, and new players starting to drive.For the big MFH investors / master builders, in your game of chess and your current strategy for your organization what are the factors of currently doing this at this moment.Is this current strategy due to the new 40yr loan products that may be affecting, waiting to see the unknown unfold in the market?

Is the code required concrete pad at the outdoor installation point.Is it a ground, roof or cantilever type outdoor installation.Is the equipment all the same brand and size for all of the bids, or is it Carrier vs Goodman, etc..X tons vs Y tons.Are they all including coolant gas in the bid (the new stuff is astronomical in price).Are they including new copper lines in the bids, or just the inside and outside components in some bids.What I'm getting at above is are the bids apples to apples....It the whole Air Conditioning system magic to you--like pulling a rabbit out of a hat, and you are a fish out of water about how it works and it's parts and terminology?
