When the appraisal comes in short Fannie routinely will amend (based on my personal experience and observed others in my community) to the appraised value (within reason-- less than 10 percent reduction).

Finally, asking for copies of a landlord's notices to tenants, without a search warrant and without a good cause to believe a crime has been committed, violates the privacy rights of owners under the Fourth Amendment of the Bill of Rights, which guarantees that: "The right of the people to be secure in their persons, houses,papers, and effects, against unreasonable searches and seizures, shall not be violated, and no [search] warrants shall issue, but upon probable cause, supported by oath or affirmation, and particularly describing the place to be searched, and the persons or things to be seized."

Seller is out of state, recently came into possession of the property, and is highly motivated, so he agreed to the appraised price.After the amendment was signed and returned, the loan officer called to inform me that the underwriter is requesting some inspections based on the appraisal.

It sounds like there is a very valid reason for wanting to sublease, and I would hope that if you are straight forward with your landlord in explaining what you would like to do and why then you should be able to come up with an agreeable solution together ... if so, it will probably be as simple as amending the lease to let the current roommate out and adding back in the new roommate in their place without changing any of the other terms, and as long as everyone agrees to that and signs the amendment or revised lease, then everything should be cool.
