This model is generally better suited for more time-sensitive and transaction intensive assets such as rental properties.  

I guarantee the first time you don't do the credit check, will be the first time you get kicked in the teeth(metaphorically, but in some neighborhoods, literally)

I personally feel with my first two attempts, my wife and laid out what we were looking for and it still feels like pulling teeth to get him to do anything for us.

Guy tries to tell me what he said to you and he losses most of his teeth.

That boss who is always spreading cheer and blame and keeps up his tan and teeth-bleaching in January.

But too many people on here never have time to talk about that and likely skirt by the skin of their teeth on rentals. 

It seems to be just a certain type of cooking/cuisine that causes this (with as much emphasis on being as sensitive to other cultures as possible) We actually dug into it a bit more today and it seems as though the microwave (above the stove doubling as the hood without an outdoor vent) is holding on to some serious grease/dust that is undoubtedly a large portion of the concern.

Some older professional folks are reluctant to provide their sensitive info, but it is rare.  

This works OK for relatively static and simple investments like a private placement or crowdfund, but can become rather cumbersome and expensive with a more time sensitive and transaction intensive asset such as a rental property.
