Yes, the insured who suffers a direct hit and receives payment via a claim will likely see a more significant impact to their premium, but to keep from drastically increasing the premiums of those insureds, they're rather spread minimal increases among many insureds.

I think it's important, because it's one of the only ways we have to hold a tenant accountable for unpaid rent, and that way when another landlord (Hopefully) runs their report it will pop up and hopefully save that landlord from suffering the same outcome.

If it's anything major, that needs to go to a GC, I got bids as necessary and budgeted 110% of the bid, if the property was suffering from deferred maintenance or was an older property, I would budget 120% of the bids.If it is minor and done by my worker, I budgeted 120% of my estimate.Budget means that I intend to set aside that amount for the property or expect that amount.I also look at the high side initially,considering retail prices for materials for example, knowing that I get them 10 to 25% cheaper, depending on what will be needed.Estimate high, smile later.
