I have since done a full demo and renovation, converting it into a rental, two 3BR units and have some cashflow, but not long enough to qualify for the traditional W2/income loans.  

I’ve done some of the demo myself and after deciding not to go with a GC because of the added cost, I’ve gathered together a good license electrician and plumber that I’m happy with and I’m close to being ready to get to work.

I just started a pretty big rehab project here in my home town and I have been pitching in during clean up ( its a hoarder home ) and demo so this last week has been super busy and i have been exhausted by the time the sun goes down ..

Whoever owns it, or maybe HOA, city, lender or whoever doesn't want that liability and demos it.   

The house will be demoed then rebuilt at a cost of about $400,000 then resold for about $1,000,000.00.

There are a lot of recent catalytic developments going on there (soccer stadium, Olympic museum) and there could potentially be big changes in the future (demoing coal plant).

Even if it's just helping out with demo and taking trips to home depot.

Are you starting with a clean slate, or do you still need to demo? 

For him it's free labor and for you its training since you can talk to his workers and will learn his cost for demo / rehab / yard work.

I cannot obtain variances since the issues were self imposed by the previous owners.If I demo the additions, it would bring the home back to a 2/1 which is highly undesirable in this neighborhood.
