You have no idea what the rehab would cost - btw $35 - 65 k is ABSURDLY LOW.

@Makan A Tabrizi, I don't know Colorado law, but my first off the cuff thought would be to ask if they are in the process of being evicted on the application and to state that false information on the application can be cause for lease termination/eviction.
