If we get someone else to move in before end of September, we will have a serious problem.So the question is: if the notice as mentioned above by the tenant has a wrong date per the contract, then does this still count as a firm move-out date?

The wife's family was originally from a different state so she decided to move in with her son and I agreed to release her from her lease.Upon confirming her move out date, the manager should've gone over and do the final walk through with her.

I tried to join reobroker.com but they said they only have one agent per territory, and my territory was full.I have purchased 4 different asset manager lists over the past two years, but three were ineffective with outdated information and many email bounce-backs or returned mail.The best list I found was at www.RealEstateTarget.com; I did a successful snail mail and email campaign, and picked up three new banks and an account with LPS.I cross-referenced the list with AMs on the attendee or speaker list at conferences like 5 Star and REOMAC, and attended the conferences and sessions, making every effort to meet them in person.

@Daryl Bovill Thank you, I think that could work in the Outer Banks area since a lot of property owners are still using traditional vacation rental management companies with outdated practices (week-long reservations, Saturday to Saturday, etc.)

yall are both right..that's why i don't supply blinds..my tenants can supply blinds or curtains if they want...bc if i supply them, they're just gonna trash em.....josh, too funny..my parents had some of these when i was a kid..now when i see them, i just think they look very outdated, but when i was a kid, i thought it was the coolest thing!

There are hundreds, if not thousands of clauses, getting them from any book is one thing, knowing why, how, and when to use them is another (most of the books, gurus, etc. don't tell you how and when, only the why and their reasons for why are outdated and they simply do not tell you the negative affects of using them.
