When these homes came on the market in the past couple years they were such screaming deals that I couldn't pass them up, pool or no pool.

Rent a storage, or a one of those storage things they deliver to the front door,  That screams to a prospective tenant that you are serious about moving out. 

Sadly, many budding OOS investors really do think that professional property managers, like some sort of demigods of real estate investing, will be able to circumvent the laws of nature and make them the big bucks in the ghetto.Every time I hear a landlord complain about the rise of tenant unions and eviction moratoriums and the tons on tons of bad press we landlords get I feel like screaming at them: "HOW DO YOU THINK WE GOT HERE???"

Look for deals that scream money maker that others overlook bc they need a gun to be comfortable on that street.

A tenant came out of his apartment yelling and screaming about the mess and he spit in my face in front of my wife and an employee.

For example, info on whether they own a lawnmower, how they tend to interact with neighbors, if they like to have a lot of visitors, housekeeping standards, etc?
