There are other lenders, but it depends on how fast you want to move, how comfortable you are with a bank vs. a non-bank lender (like a Movement Mortgage or Loan Depot etc...).  

If you saw a capital expenditure once ever 2, 5, 10, etc. years, it would be much more difficult to project average cash flow movement.

Because in most markets where people expect great appreciation (or depreciation) in real estate values, there is inherent volatility in that market for the precisely the same reasons as anticipated price movements. 

I don't know much about the mining or medical industry and how turnover/movement works.

I think the answer to that is - I got out of real estate ownership in Colorado and Florida at the wrong times (due to husband's job movements); I think I'd like to show my daughters and son that real estate investments can work. 

Make sure you estimate the future value of the $20k minus taxes vs. the perpetual cash flow your will receive from the rental property.
