Then, you don't have to comb through your lease looking for some provision to hang your hat on in court to try and evict a paying tenant.

Having any sort of trade, whether thats hair styling, dental assisting, computer repair, car repair, or whatever, will give you more opportunities.

Do your due diligence with a fine comb!

You want to get them out of your hair since they have already started down the path of, "let's see how much we can get away with".

When I went, it was meant for people already in the REI business, not so much for newbies.If you have the time / patience to comb through the forums looking for what (you think) you want to know, remember that few of the forum participants are financial / legal professionals.

But it was hair on fire and will not work in Markets that you cannot prep your own deeds and record them and are willing to take title without any title insurance Or even the time to do more than a date down look at title..
