I don't know how it is in Texas but here in Baltimore it's much cheaper to own a house than to rent if you can just get in...even with all the reserve funds required if something goes wrong.I don't know how big you family is/number of kids, but you can always consider looking for a single family house that has a basement unit or a basement with a separate entrance that can be reconfigured into a separate unit.  

And yes, all laminate flooring, aside from bathrooms and front entrances - we put a higher end waterproof flooring.

.- Also for 3-4 units if you  have common entrance (meaning that access to at least 2 units is through the same main building door)  you have to have common electric meeter for those common areas that you will be paying for.

My rental was a probate 1200sf 2/1 with unfinished basement with its own entrance in the lakes region.I finished the basement as a second unit and separated the two spaces.

In addition, we charge an extra $35 for pets, a $350 entrance fee for each pet, and 1.5 x one month’s rent for security.

The kitchen is a very small room - 10x9 - with the refrigerator and stove currently on the far wall with the clock - that door is the back entrance, the sink and one side cabinet on the left wall, and a relatively small walk-in pantry behind that radiator.

I give each adult one key for every lock required, Main entrance, and the apartment.

The property is a large twin, zoned RSA-3.Two entrances:Main entrance -  large 5 bedroom 2 bathroom, living room, and kitchen space.Rear entrance  - 1 bedroom, 1 bathroom, living room, and kitchen. 

I'm purchasing a home, moving in with a roommate, but also turning the closed off basement with a private entrance into an STR/MTR.
