Investors that are looking at high cash flow and returns and being promised or told the properties are in great areas for 50k plus price are drinking some serious kool-ade right now.About 5 to 6 years ago close to the bottom of the residential recovery you could buy low price properties in A to B areas.

As the story goes the banks will start drinking the kool-aid again that the market has recovered.

We can lead a horse to water.. but we can't make them drink... even if it is the fountain of youth.

As for leading the horse to water and forcing him to drink...I highly doubt he sees it that way too.    

Am I the only one who would consider buying an island  someplace warm, Belize to Phillipines $100-$200kBuild a small hut and hammock on beach $25k, maybe $50k if I wanna be fancy.Buy a local distillery $100 kSpend a couple months drinking on the beach until I get rested, bored or liver fails.

We are having some problems with a contractor who had employees working for him that caused material damage by starting an electrical fire and then threw water on it which made it worse and our tenants said they were drinking on the job as well..
