I get the location of the park, and with google earth I know more about it in 60 seconds than most people will in a full walk through.

Me: laid back, non-intrusive, will not be a cause of delay for repairs because I'm not involved beyond sending you a confirmation email within 24 hours when you let me know you have an issue that you are seeking professional help resolving.Maybe I'm just the luckiest guy on earth, but I've had several tenant groups/families so far and everyone has: (1) been either perfect or close to it, (2) rarely needed a plumber/electrician/other paid contractor and never appeared to be trying to "take advantage" of the situation, (3) seemed super happy with the arrangement.One reason I thought this might work is my own personality as a renter.

Than I have to ask, because it's confusing, if capital capable and looking at $1m+, ready and willing to do reno and more complexity, why on earth would you not be looking at doing MFH Value-Add deals?   

Based on your personal situation, as outlined in your post, the last thing on earth you will want to do is invest in income real estate ownership.

Let me just warn you that these techniques are NOT earth shattering, profound or high tech.

I didnt have a pic of a house and he somehow got a pic off of google earth or some where and put it on the ad.

@Lesley Ray Had a project in the works in January and the contractor partner I was working with dropped off the face of the earth.

Recessions bring irrationally exuberant bidders and high prices back down to earth when nothing else will.Is there a lot of pain?
