If you are looking for a highly creative and custom piece, be careful as many people use clip art for generic designs that may have been used in many of their previous designs and are really a copy and paste job.If you do use Fiverr, it would be best to find a designer that has been recommended by someone you trust.As far as 99Designs, Biggerpockets has use them in the past.

My career in architecture got me used to working with picky clients, its an art in of it self, just be warned that preselling homes tends to lead to lots of change orders and tweaks. 

Learning to weave that into a nice story, respond to investor questions, take the investor's perspective, and position yourself as a trusted partner and steward for their money is both an art and a skill that is best learned by doing via an apprentice model. 

There are more graduates then jobs and the debt these kids are taking on to spend 4 years parting while they get their art history majors is a major problem.  

ahh credibility.It is both an art and a science.So Credibility is that little voice in your head that gives you that warm feeling when you just get this good feeling about someone/something.It is a lot easier to give an example of what is not credible.So you land on a website, they say they buy a ton of houses, but not a single review, nothing on the site is specific.

I have been researching REI for the past 3 months: reading BP, listening to all the of podcasts, reading "rich dad poor dad", "millionaire next door", "the art of the deal", "4 hour work week" , and currently "think and grow rich".  

Real estate is a business, and the same business principles apply to it that apply to all businesses, so learning the art of business and applying those principles to real estate will prove to be worth 10 fold in the ling run
