From my last visit there, a lot of people are teaming up and attacking certain parts of the market and they tend to not step on each others toes when it comes to territory.

I see you are a mortgage lender and I have a question which is not related to this thread...I'm starting to dip my toes into the private money lender waters for the first time And I'm a little nervous.An excellent credit but conventional lenders on interested in lending to me right now because the deal I am working on would put my DTI up to 53%.I have found a few folks on BiggerPockets who claim they can get me a 30-year fixed loan And that 53% DTI is not an issue for them.

It's an extremely complicated topic and 95+% of the people who comment on it are sorely uninformed. 

Just ponder the probable fate of the absconding tenant with a used major appliance....Think how the tenant probably is sore from trying to carrying it away quietly in the night; may have messed up their old SUV or station wagon trying to fit it in the back; and could have damaged the frig in the move--so all their food will spoil this week when it goes kaput; or they get an expensive repair and may even find out the hard way an old frig can be a liability and costly to dispose of...I like the advice of it being a small price to pay to be rid of them... but do consider a security deposit offset for the replacement cost.
