Make sure you include all your cost, both soft cost and hard cost along with some sort of development fee.

Just want to get everyones thoughts on freedom soft.  

For example, one of my latest project is a duplex house (2/1 each unit), total costs (land, construction, soft costs) is $220,000.  

The custom home has the high quality carpet, soft close Amish made amazing cabinets, 18' ceilings wiht an 18' fire place, etc...the contractor house has contractor grade carpet, the cheapest kind of cabinet you can find with no molding, etc...  

There are a plethora of soft costs that you are going to have to include in your pro forma that you need to determine their costs...ie architect, geotech, survey, system development charges, engineers, appraisal, loan fees, loan interest, etc.A fee developer or a development consultant will help you build your pro forma.

We're heading into a "soft patch", and I think you'll see prices decline significantly in your area.Jon

Of course there are many variations so call around in your area.There are also soft money loans geared toward buy and hold with longer terms, but I'm not very familiar with them.  

Very common in this area and very soft, so it erodes quickly. 

I am attracted to wholesaling because I have always wanted to get into real estate and it seems this route is great because you don't have to have a lot of start money and I still work a full time job.1) Is it wise to join this site and Freedom Soft?
