folks get blinded by returns and dont realize the risk they take on to get those higher returns that in actuality become negative returns or very poor experiences and or lose capital since the only ones buying in the hood are other beginners or super savvy locals whos day job is to run low end high risks properties and are willing to put up with the drama.
