I don't see any harm in asking your tenants to pay early, IF you give them some kind of incentive. 

The substance of the law is that you are not receiving any boot, e.g., cash or debt reduction, without recognizing gain.

You could make a fortune on a "0.5% rule" property or lose your behind on a "2% rule" property, and in fact I personally have done both.Bottom line is there are many factors to consider when analyzing a property ... any rule of thumb that tries to shortcut this process by leaving out these other important factors is likely to do more harm than good and therefore should be ignored IMO.

Your tenants in these working class neighborhoods would likely never do you harm, but it isn't hard for other people in the neighborhood to recognize its right around the first of the month and "Hey look, it's that landlord's car..."

I'm not sure why the agents are so lackadaisical on those props, they still get paid good money for the "work" required.There is never any harm in walking away if you don't like the work ethic or how you've been treated.

That's when getting a bad tenant can honestly cause major harm to a small scale landlord.

I'm agree that cost of doing such work during the rehab does more harm than good, the initial cost savings is there but once I factor in the opportunity cost of missing other deals or doing it Instead of more important task then the savings is a negative.
