Brian G gave a mini course in creative financing (not using a bank or your credit).Lots of seasoned investors haven't used a bank to facilitate real estate deals in years.  

I am not actively looking for retail buyers at this moment, but I know that it wouldn't hurt to help facilitate it for my colleague. 

The problem is I'm not sure how to go about finding an investor or 1031 facilitator to convert 30 or so individual pieces of property at one time.  

I understand the discomfort of going with something new but if you know the right way of doing business and you are not doing it then you are facilitating the behavior.

Yes, one of the keys to the DF Act being applicable is that the security for the loan is a lien on the property, that can be a bit misleading if you take a security interest in other personal property to secure a loan that facilitates a home purchase that would otherwise be covered.
